Terrible. The worst. The lawyers here do not work with you to help with your case. They only work to help themselves. Their service is terrible not only do they make you wait for an extremely long time for a simple phone call, they mess up the dates when you must present to court, and the "mother hen" the lawyer who is in charge of them has the worst attitude. She judges you off the bat without getting to know you and fronts her 35 year experience as if it makes her a god. Save your time and money this place is the opposite of professionalism. If I could I would not even give them one star.

This place IS NOT a scam. The problem with many people is that they do not follow the protocols and wait till the last minute to exercise the rights. They can work for you so much but the county or the states workers don’t care and if the paperwork is not submitted on time, THEY would dismiss it.

They not only help the locals but they are also heavily involved with the local politics to improve the housing situations for renters and homeowners. Like #yeson10 or to repeal Costa Hawkins.

I retained Ms. Popp in 2009 to handle an eviction. In doing so, I paid the retainer and was told that part of her services was to seal the records so the eviction was would not show up to prevent you from obtaining future housing. The Plaintiff and I instead of going to court met with our lawyers and an arbitrator and was able to come to an agreement. I was told by Ms. Popp the only left was for me to exit the property as promised and she would appear in court on my behalf. In 2016 I was involved in a legal matter in which the opposing attorney lost his case and was determined to retaliate against me, in his witch hunt, the same 2009 eviction came up. I went to the Pasadena courthouse and retrieved a copy of the case to find out Ms. Popp breached her fiduciary duty to me and did not show up in court, therefore the Plaintiff was able to file the money judgment against me due to Ms. Popp's defaulting on her legal obligation and fiduciary duty to represent me according to her contract, nor was the case sealed which is how the 2016 attorney was able to find it and bring the judgment to life. The extra bonus, I called Ms. Popp when I was made aware of what happened and went to her office. I showed her the court file, she read it and said, "yeah, it looks like I didn't show" ....? with that she admitted her default. Ms. Popp's neglect has caused me great financial damage and a setback. I am ambitiously looking for a legal malpractice attorney to represent me in this matter. In finding an attorney it's interesting how another attorney regardless of the wrong willfully condone one of their own. Stay far away from this business. I AM NOT A TROLL!!! I am an actual victim of Elena Popp with receipts for proof. Be mindful that some of the positive reviews possibly are from her office, they have a common denominator which is their paycheck. wrong is wrong, legal malpractice is wrong I don't care who you are. I hold a license professionally and if I make an error to a client, I am legally liable for my damage.....that's all I'm asking of her is to be a responsible professional and right her wrong with me.

In 2003 or 2004 I used this organization that is headed by Elena Popp (sp?). After charging me close to one thousand dollars, they lost my case. I really beieved she was the real deal. Very dissapointing. Non-profit? I don't think so. Do not recommend at all.

You WILL BE SCAMMED out of money. The lawyers are unprofessional, and the office staff is VERY RUDE. The office is next to MacArthur Park, a junkie park, and there is street parking only in unsafe surroundings. The paralegal who assisted me couldn't even do basic math while computing my income to rent ratio, and she became frustrated when I showed her how to calculate a percentage properly. I waited two hours just to be seen while I watched women of Latino descent walk in and be seen within minutes, and I was early to my appointment. I'd rather that they just have a sign that says, "LATINA'S ONLY!" instead of being rude and wasting my time. When I asked to speak to a supervisor, they became defensive and said they couldn't help me with my case. I went to the West Hollywood Saturday morning legal clinic and found a reputable attorney who took my case and won me $50k against my slumlord. Too bad Elena Poop wasn't able to win my case and get some money to move her office to somewhere that doesn't look like a roach motel. And, no, I did not misspell that name; I just spelled it to fit her character.

EDN is basically one giant game of waiting. Although their in-court attorney Julianna was helpful and after months of court appearances she helped settle my case... props to her! But, dare to get ahold of anyone at the EDN office you will be placed on hold for 30 mins to an hour guaranteed! Your initial visit will also be minimum 2-3 hours before anyone will see you. This is the worst I can imagine . The girl at the front desk is the Doughter or at least a relative of the family of the attorney for real estate and evictions in the same building 1930 wilshire Blvd. Mr Jacob O Partiyeli.
Now I do understand why in my case all was going wrong or things were just without any good reason not working out or I was pushed very close to deadlines to loose the case .... as my dear Landlord was the client and still is of Mr Partyeli but I’m client of Eviction defense network where his doughter is at the front desk and works aswell in the function as personal assistant who takes care of the mailings , court dates, etc etc .
I almost lost my case just out of a random coincidence I ohne out about this I would call interest conflict, as the same attorney can’t represent both sides out of very good reason as he might mislead one side most likely to fail at court of course and this is why it’s not allowed by law.
It’s almost the same but there isn’t a law maybe , to have a family member in the defendants attorneys office working .

I’m so disgusted , I can’t believe at all that no one else has figured that, but advertising to help those in need and other empty words. Probably the girl what’s his doughter gives him info or is the landlord wants services the gets info about the tenant and forwards it to her father who can very easy win then a case. And so as you pay eviction defense network always , you help the network has a win and then now even her father/ relative for at least 750$ to 1500$. Great system , to cheat on clients or push some into failing at court.
As in my case it’s clear, where I didn’t even recieve certain mail and then suddenly the trail date was set , and other things on a funny way went wrong , this was not random all at all , also this situation with father doughter working in each other’s effort most likely by working in the same building but different law firms, but even each other perfectly matching fields, one tenant sided and the other one rather going with the landlords matter .
So bad someone or I should report this to get investigated !

First the main lawyer is very disrespectful. The waiting room is very unkept and most of her helpers are very rude. I see why bwcause the main lawyer is mean. Second, she gives this lecture to grown ass people as if they are kids. She states that they are income based but then turns to charge you an arm and leg. One paralegal even says oh we are income based but that is fir the little old lady. Oh like no one else can have income issues. The lady I was working with told me tht Wed. was the last day for me to come in and back peddles on our conversation. They say they want to help but they are also greedy. If you choose this place go at your own risks. By the way, they blame everyone that makes comments about there practice.

I can't give them NO STARS or I would! There con's!!!!!! This place is horrible, they say if you want to fight they fight for you but the Attorney Ellena herself told us they are only trained to settle not fight! In court she represented me and did not even object when the other party was on the stand and the Judge would tell her to reword the question and she couldn't even do that right. When you call your on hold for 30+ min. You can't talk to the attorneys and she never returned my two USB's I put pictures for my case which she used for her personal use to free up memory on her pink apple laptop! Grey and one on a hamburger key chain that was pink!!!!!!!! Then she supposedly subpoenaed the housing inspector which she didn't and still charged me for it!!!! To top it off she kept $1000 when she got the check and she was supposed to give me a summary for it and never did!!!!! Don't sign anything stating your check goes into there account for safe keeping because they need it to pay personal things!!!! I know because I heard them! I also had to help them prepare binders for my case which were not even complete!!!!!! She also went to my house and yelled at me in my own home!!!!!!! My roommate was told to miss work to testify and she didn't even call him to the stand!!!!! The judge was so pissed off that I didn't feel I could even have a chance because she didn't want Ellena in her courtroom!!!!!! The judge even told her "and your the founder of Eviction Defense Network?!" It was shameful! The jurors were also petrified at how the founder of this place was trying to drag the case and didn't know what she was doing!!!!! Don't go here!!!! You will loose! There lobby is falling apart like there cases! The office people don't know what there doing either!!!!!

Each day was a different attorney completely unfamiliar with my case. I had to remind them of court dates, deadlines and details of my case. They did not file the proper documentation. I also requested a trial with a jury, they submitted docs for a trial without a jury. They did absolutely no discovery. They had no witness list. They did not file the proper motion. They failed to submit my appeal. They failed to provide me updates or communicate the status of my case. Needless to say, I koat my case, lost my property and lost a lot of money because of their incompetence. I asked for copies of my file and waited over a month to get a call to tell me my file was ready for pick up..i never received the call. I had to personally show up to their dirty, scrungy office to request my file. waited an hour and got two stacks of paper in a paperclip completely disorganized with documents upside down and right side up. I will be filing a formal complaint with the ABA and a civil lawsuit against this firm for malpractice. DO NOT go to these people. They are worthless. They take peoples money and then bargain with opposibg counsel to end the xase quickly... and end up short changing their own clients. i was a witness to their way of operating in court for three months, and can tell you they are horrible. So disgusted with their unprofessionalism.

This place really is a total big fat SCAM. They are supposedly non-profit but are charging everybody fees in the hundreds. And when I asked, "what about the free consultation", the girl at the desk replied, in the brattiest voice EVER, "I can't promise we could see you today for a free consultation....We already have TWO ahead of you for that kind of case" ( and it was only 10:30 AM !!!! and they close at 6 PM. So......4 hours on each case ???? OR......they are BIG FAT LIARS AND SCAMMERS.
