I had a tenant who defaulted on his rent payments for 3 months. I went to an attorney prior meeting with German and his team. The attorney charged me hundreds of dollars just to tell me at the day of the trial that I better settle with my tenant or I'll lose my case. This attorney wasted my time and money just to tell me something that should had been told since the initial consultation.
I spoke to my friend who manages hundreds of units in Pasadena. She recommended German to me because he has evicted a lot of her tenants. I went ahead and contacted German. I met with him on a Saturday morning. He reviewed my paperwork and found many errors on the paperwork that my former attorney prepared. He didn't only pointed out the errors but he referenced the case laws. I was skeptical at first because he asked me a lot of questions and he is very young. Turns out he was analyzing my case before he discussed pricing with me. My former attorney didn't took a moment to sit down with me to review my paperwork before taking my money. He took my money and waited until the day of the trial to tell me that my case is screwed up.
My tenant filed a couple of motions and other filings with the federal court to make the case go longer. German helped me with the paperwork to expedite the eviction process. My former tenant hired a non-profit organization to represent him. His attorney requested a jury trial.
I thought German was messing with me when he called me to tell me a jury trial had been demanded. I thought jury trials were for criminal cases or personal injury cases. German sent me a couple of online articles discussing jury trials in eviction cases. Apparently, demanding jury trials in eviction cases is very common in Southern California. I had to gather ALL of documents pertaining to my property. German spent time with me preparing the jury trial packet for the attorney assigned to my case. Luckily, the tenant waived his right to a jury trial. My case was going to go in front of a judge and not a jury of 12. German assigned an attorney to my case by the name of Jeffry. Jeffry was very knowledgeable and helpful. My case went to trial. The tenant and his attorney lied to the judge about my property. Luckily my attorney had enough written evidence to shut down my tenant's attorney. The case was taken under submission. I received a call from German the following day that the judge ruled in my favor. I couldn't believe that my nightmare was over. This was possible because attorney Jeffry has a competent and caring paralegal like German who analyze my case since day 1 and worked closely with me until the day of the trial.
My former tenant voluntarily vacated my property as soon as the Sheriff's office taped an eviction notice on his door.
Sadly, I am in the process of selling my income properties because California is very unfair with property owners. Evicting a tenant in California is very challenging. The tenants have a lot of protections. Most likely I won't be working with German again in the future but I will be referring his services to some of my friends who own and manage properties in Southern California.

His supervising attorney Mr. Carl Shaff is really aggressive and clever. It is the perfect combination to battle eviction defense attorneys such as BASTA, Inc., Eviction Defense Network and all of those trendy attorneys who are demanding jury trials. So far, he had won 2 unlawful detainer cases at the Stanley Mosk Courthouse despite the judges were finding the smallest excuse to grant a judgement in favor of my tenant.
