*Update-I'm still fighting with PEM Real Estate / The Osborn / The Grove and their seedy attorneys, Hull, Holliday & Holliday. The depths they keep stooping to to try to scare me into taking their poor settlement is shocking. I preliminary agreed to settle for an amount then they tried to trick me and slip in confidentiality and non-disparagement stipulations to keep me quiet about everything. I refused to accept those terms. They retaliated as usual and just threatened to file criminal charges against me if I don't settle for their measly sum saying it was "binding". They never once mentioned confidentiality or non-disparagement stipulation until it came time to read over their agreement, which vastly favored them of course. They have now committed THEFT BY EXTORTION against me, which is a criminal offense, and that will be brought up in court and to the authorities if need be. Andrew Hull / Hull, Holliday & Holliday attorney Denise H. is THE worst-she's unethical, immature, unprofessional, irrational and seedy. I dealt with her over a couple months and wow is she a piece of work. I'm realizing the other two partners are just as bad and disreputable and unethical.* They "represented" my apt. complex "The Grove", which is now called "The Osborn"-they change names every 6 months to avoid all the negative controversy around them and to try to sound better than they are-in an unlawful eviction and lawsuit against me, and Andrew Hull dismissed the case when we faced the judge for being so ridiculously unethical and wrong. I sued them in small claims court for not returning my security deposit after more than 6 months and in turn, they had the audacity and are so immoral, unethical and unprofessional, they made up false accusations in defense and retaliation against me and counter sued me for thousands. At court they offered to pay me a settlement, I refused and then they came back weeks later with a better offer. Weird how that worked.

most reviews here are from tenants who didnt feel like paying rent. They are experts at law, I recommend them to any landlord.

This is the worst law office. They don't return calls, they don't care about their clients and they give you the wrong advice. They are very very slow. I don't recommend. The lady Cindy there is still behind in her legal advice and not up to speed with new laws.
As a matter of fact, I am not a tenant, I am an investor and try not to be biased.

Of course when representing the other party it is hard to give them more than one star. However, I tried to talk with them to find a solution before it went to court, but they showed absolutely no interest to solve the matter outside the court room. I tried to contact one of the partners but that clerk Cindy blocked me off in an arrogante, unpolite way. Ok, by the end of the day they lost quite some money, but now I don‘t care anymore as I gave them the chance to find a solution without a judge, and that‘s the sole reason I give them one star only.

The worst lawfirm you will be dealing with. They truly make the statement all attorneys are dishonest and are snakes true. Never returns the calls or the emails. In my case - they were opposing attorney. My landlord and myself were ready to reach a common ground and avoid the costly trial. But as an attorney - Denise Holliday wanted to screw things up. Landlord had discriminated and retaliated against our disabled child. Rather than accepting that - this lawyer simply wanted to prove that we haven't paid rent in time(we did and there were checks and electronic payments in the court for that). When i pressed on that point - she simply stated that landloard doesn't wanted us to continue living there any more. She got the response from us at 12 midnight and still she charged us for 10 hours of time. Trust a snake but not Denise Holliday. I hope that they can sleep with a clear mind and with out a heavy heart. Because they are heartless. If they did this to someone who was ting to do the right thing and pay them imagine what they will do to screw someone over on purpose. You can see why they have the reviews the have and are not affiliated with the BBB good luck to anyone who has to deal with them they are evil liars.
Ms Holliday represented my landlord in court. She not only lied at our hearing, she allowed her client to lie as well. Unfortunately the justice of peace judge was impressed with her lies. Arizona Attorney General nothing in our case except asking us to mediate which Ms Holliday did every possible thing to screw it up. The type of law she practices is shady at best and her firm is known as a fine example. I hold the law and attorneys in regard. Not Ms Holliday. She is why there are so many offensive jokes about her profession. She also opens the door for the stereotyping and ridicule of woman lawyers at a time our country is focusing on electing one of her own as President. She should be ashamed of herself. During her death - she will never have the peaceful last moments.

Unreasonable, Unresponsive and Unprofessional = Hull, Holliday and Holliday. They're representing the defendants, Red Hawk Property Management and Paradise Properties of Arizona, in my case against them for unlawfully withholding my security deposit. The attorneys play games with regard to service of process, correspondence and generally following the rules and expect pro se opponents to fold when they threaten them with attorneys fees after racking up huge bills under their clients' retainers. During our settlement conference, the only offer they made was not to charge attorney's fees, which is not a negotiation; it's coercion. No, thank you. I'll take my chances and hope the judge see through the lies of your shady clients and awards appropriately. I have serious concerns about the impartiality of the judges when dealing with these attorneys now, after reading some of the reviews, but truth should prevail.

Love these people!! Fast, efficient, fair, and ethical. If you can get something done more cheaply at another place they will tell you. If the car is going to need maintenance down the road or the work required is not serious and the vehicle is safe to drive they tell you that. They give you estimates so you can shop around if you choose but if I were you I would not take my car anywhere else. They do a great job for a fair price and stand by their work

I have used this firm for the past 15 years and have never lost a court case. As a real estate broker specializing in property management, there is no other firm I would recommend or have handle my cases. They are honest, ethical and know the law. I attend the continuing ed classes they teach and pride myself in my knowledge of the law and owe that all the attorneys at this firm. Denise, Kevin and Andy are all top notch. They answer calls and emails promptly in addition to guiding me with appropriate direction when I have a question. I can't say enough positive about them - they are simply the best in the industry!

What a TRASHY company. I called them to get simple information and the lady Cindy screamed at me and attacked me and hung up on me. I guess it makes sense, given the clients you represent. I would be so embarrassed to ever use this law firm. Do not let them represent you. They can't even be professional.

I'm a licensed Arizona Realtor and we have used the Hull, Holliday law firm for years and we strongly recommendation them. We have always had great communication - and great results - and always reasonably priced services for landlord- tenant disputes that we were involved with. They have even gone for far as collecting tenant debts for us, that were awarded by proper judgments and where the defendant refused to pay. I caution you to read these reviews carefully, because the negative ones are mostly from the defendants that have hired legal representation and they have lost their case to this form - and their last resort is to file a bad review. I give them 5 stars, 6 if I could,

I have used this firm for 9 years on many occasions, if your a landlord you want them on your side, they know the law, they are honest, return calls/emails promptly, are affordable and their staff is friendly and helpful! the negative reviews I am assuming are from tenants that did not pay their rent, shows you that Hull Holiday & Holiday are doing a great job!

It seems like some of these reviews are from people on the other side that lost. For instance, you can easily do a case search for Laura Cavness under the Maricopa County justice courts and see that the case was actually ruled against her. You can also see that it was her third eviction in two years. What was she saying about lying? These lawyers came highly recommended and it's a shame to see people giving poor reviews out of retaliation and desperation.

Ms Holliday represented my landlord in court. She not only lied at our hearing, she allowed her client to lie as well. She lost this case however and her client refuses to remit. I am o. The opposite end of things with this law firm. They represented my soon to be former property management company. I was served a eviction notice to appear to court. Prior to this I had filed bankruptcy because things in life have gotten out of hand and are overwhelming. I did go to court and informed them of my situation also letting the attorney Denise Holliday that according to the bankruptcy laws I had a cashier check made for all late fees and that I was prepared to give it to the bankruptcy court as I had read when filling get out the paperwork . She informed me not to give it to the bankruptcy court and to just pay the property management company. I took her advice in good faith o lyrics to fond out what she had told me to do was going to screw myself. Now it is to late to give the money to the bankruptcy court and the property management company and her law firm won't return my calls and will not attempt to live up to what she instructed me to do when she was representing the property management company. They truly make the statement all attorneys are dishonest and are snakes true. I hope that they can sleep with a clear mind and with out a heavy heart. Because they are heartless.
