Do not rent from James. His houses are notorious for roach infestations, which he does nothing to fix. He hires a monthly "bug guy" to spray who is just as shady and rude as James is. I theorize that he uses the monthly bug sprays as a means of getting into people's houses even when they are not home. James shows up unannounced whenever he deems fit. I was late just a couple days on rent and he provided a pay or quit notice to my minor child playing outside. He regularly waits until he can give notices to the minor children so that he doesn't have to confront the adults. I had a leak in the kitchen ceiling for over a year that was never properly taken care of. James is well known in Lawrence for finding any way he can to take entire deposits from tenants no matter how good of condition they leave the home in. I spent weeks professionally cleaning with residential cleaning experience and he managed to take my deposit on grounds he should not be allowed to take it for. Just look around online and you will find more than enough proof of James' business practices.

Literally the worst, I've lived in an apartment of his for a year, on the first night I spent in my new home I was greeted with roaches and mice. It's been an on going battle trying to get the house bombed. I can't tolerate these living conditions anymore.
