the process seemed to go smoothly but our tenants fought the case and express eviction sent someone to court on our behave that was not truly equipped to fight on our behave. big bummer

I have a friend who is having some difficulty with a tenant. Spoke with Diane several times and could tell that she was well-informed down to the little things that can get you in trouble and delay the process.

Her knowledge helped save a month off of the eviction process. She was able to converse in Spanish fluently.

Did not get to meet the attorney that owns the office but he seems to have a good reputation and has been doing this for over 15 years. No issues with the bar.

Seems like California has an anti landlord attitude so it's always good to consider using someone who specializes in the eviction process.

I own a rental property (house) in San Pedro, California, and have a tenant that stopped paying me rent, so I needed a "quick" figured a pretty easy inexpensive eviction. I went online and was primarily seeking the FAST EVICTION SERVICE Company to help me. I own a few rental properties, had dealt with FAST EVICTION SERVICE company before. And honestly, they were great. I accidentally (online) stumbled upon EXPRESS EVICTIONS Company. I figured Fast Evictions, Express Evictions--all must do the same. Boy, was I wrong. My eviction case/process with Express Evictions contract started in early November of 2017. I paid Express Evictions all the fees up front, and they promised exactly what their name states -- Express Eviction. Well, we are in early March 2018, my case is still pending, and the Express Evictions receptionist has informed me she will call the courts to see what is going on with my case--mind you I had to contact Express Evictions to remind them of my case --while at the same time my tenant is still living rent free and care free. What frustrates me the most is the need for me to keep constantly reminding Express Evictions every week to provide me a status on my case. I have a long email thread with many back-n-forth conversations to prove this. Express Evictions got their $$$, I do not think they care anymore. I do not know if I can hire an attorney due to this eviction case is pending. I made a big mistake by hiring Express Evictions and I definitely do not recommend them to anyone.

I had a recent experience with one of the customer reps.That wasn’t positive. It was resolved by the manager who took so much time on multiple occasions with me. Helped me to understand the laws and what my rights are as a landlord. I am stuck in a lease with a tenant I’m not happy with. I'm the landlord for a property in Orange County, i hired Express Evictions to handle my landlord/tenant issues for my property. Leticia Padilla and Nicole Nichols of Express Evictions were my contacts during the whole process. Leticia and Nicole's expertise, knowledge and professionalism resulted in my tenant losing their tenancy , a judgement against my tenant and a check from my tenant at the end of the Unlawful Detainer hearing. Was just in there on November 22 to start an eviction process at 1150. Waited for 20 min. As 3 girls chatted and ignored us not even saying a word as we waited in plain sight .so I left no wonder there's a sign that gives you $10 cash if you give a 5 star review. would not recommend.

Express Evictions bungled a simple eviction case and charged me for their mistakes. Eviction was delayed and overpriced

As an out of state landlord it was such a delight to find Express Evictions. They helped me by not having to come to California by filing a Summary Judgment for me and the Judge granted it without me having to come to California and spend a thousand dollars in travel not including my hotel stay. They really saved me and got rid of my tenant that started out good and went bad after about 6 month. I was to nice and let the tenant owe me 3 months rent before I started the eviction. No more, it they don't pay then I am starting much quicker in the future. I thought I was helping them and wanted to be nice but no matter what, I was the bad landlord in the eyes of the tenant because they waned to live for free when I was paying the mortgage. Thank you for all the help and I will come back if I ever need you again.

I recommended by a neighbor landlord who had eviction experience with this company and I am very happy with my experience with them.I worked with Nicole She is super nice, knowledgeable, honest and efficient. I will highly recommend her to anybody.

Express evictions is far from being serious business. I gave them a couple of cases to do collections on a couple of bad tenants that we evicted. Express was somewhat helpful with the evictions. As far as collections, they either don't know what they're doing or just play stupid to keep whatever money they collect, well I speak for myself. I called them several times, and gave them case number over the phone, they claim the person who was handling the case is no longer with the company. Then I spoke to a guy who was supposed to be a Manager, he said he'll call me back in a week, gave me his email address. He never called me back, so I emailed him 3 times and he has not yet replied after several months. I'll call consumer affairs next.

I want to highly recommend this company. I had to hire them to serve a 3 day pay or quit notice in April 2017 to my former tenants and Express Evictions handled that process professionally and quickly. I worked with Diane Curtis who was very nice, informative and professional. Once the 3 day notice was served I got noticed via email with the confirmation and you know it worked when you have your tenant blowing you up to try to make payment arrangements to avoid eviction. I will be using them again in the future if I ever need to again.

I really enjoyed dealing with Express Eviction. I dealt with Mark, he is the Manager, very knowledgeable and helpful. Express kept their commitments to me and they followed up every step of the way. My tenant moved out 1/2 way through the eviction process right before I went to court with the attorney. My tenant didn't even bother to show up and I got a full money judgment!! Doubt I'll ever collect against that deadbeat but that's my fault for buying into the tenants sob story. I will use them again in the future if needed again.

Don't be fooled. I had a really bad experience which not only cost me time but money ...money that could have been saved. They lacked follow up and follow through. Rude and abrupt. Next time I will use a real attorney not some secretary/office worker that claims to be an attorney.
